CERTIFICATE OF OCCUPANCY

A Certificate of Occupancy is required for all buildings or structures that are occupied or used.  The associated inspection verifies that it conforms to the most current life safety standards and, if an existing building, to provide that the building is still safe to occupy.  The Certificate of Occupancy contains information concerning the owner or tenant, address of the building, a description of the portions of the building and the use intended, building code verification for the group and classification of the building or structure, and approval of the Building Official.

A Certificate of Occupancy is required when:

1.  A new building is constructed and occupied

2.  An existing building or lease space is remodeled, enlarged, or altered

3.  Any change in use

4.  Any change in owner, tenant, or occupant name

For new or remodel construction, a Certificate of Occupancy is part of the permitting process and is generated upon completion of passing final building inspection. For existing buildings, the owner or tenant must complete a Certificate of Occupancy Application.

Once City Hall receives the completed application and fee, the Building Official will contact the applicant to schedule an inspection.  All occupancy applications require approved inspections prior to Certificate of Occupancy issuance. If the inspection fails, a reinspection fee of $75.00 will be assessed. Upon notification by the Building Official of a successful final inspection, City Hall will issue the Certificate of Occupancy

The Certificate of Occupancy is required to be posted in a conspicuous place on the premises and shall not be removed except by the Building Official or designated representative.

The Building Official may, in writing, suspend or revoke a Certificate of Occupancy whenever it is determined that the certificate was issued in error, on the basis of incorrect information supplied, or when it is determined that any portion of the building or structure, is in violation of any ordinance, regulation, or provision of the building codes.
